Almost 2000 new homes set for Noarlunga Downs, Aldinga and Golden Grove to address housing crisis

Almost 2000 new homes will be built in Adelaide’s north and south to address the city’s housing crisis. Find out where.

Land in Adelaide’s north and south will be released to fast-track the development of almost 2000 new homes.

Parcels of land at Noarlunga Downs, Aldinga and Golden Grove will be released for 1900 new homes, with construction set to begin by 2025.

The homes will be split between the three sites, with 600 to be built at Noarlunga Downs, 800 at Aldinga and 500 at Golden Grove.

More than 15 per cent of the Noarlunga Downs site will be earmarked for affordable housing, while 80 social housing homes will also be constructed there.

The first homes were expected to be ready by 2026.

The Noarlunga Downs site will be delivered by Renewal SA and the South Australian Housing Authority, while Renewal SA will begin searching for a development partner for the Aldinga site this week.

The Golden Grove site, privately owned, is being rezoned for residential use and will be developed by YAS Property & Development.

“The single biggest thing we can do to address the housing crisis is to boost supply, and that’s exactly what we’re doing, so as many South Australians as possible can realise their dream of home ownership,” Premier Peter Malinauskas said.

“Most importantly, we’re doing this in a planned and co-ordinated fashion, to make sure people have access to the services and infrastructure they need, and that past planning mistakes are not repeated.”

Master Builders SA chief executive Will Frogley said land was the biggest factor affecting housing affordability.

“Increasing supply creates more options and helps put downward pressure on prices,” Mr Frogley said.

“Home ownership creates a sense of pride and community, and is one of the best things you can do to stimulate jobs and economic growth.

“Building new homes is also the only way to address Adelaide’s extremely tight rental market.”

The announcement comes after Premier Peter Malinauskas in February announced the biggest single release of residential land in the state’s history, with 23,700 new homes for more than 50,000 people planned.

Parcels for 10,000 homes each at Dry Creek and Concordia, on Gawler’s northeastern fringe, at least 2000 homes at Hackham and 1700 at Sellicks Beach were planned, with at least 15 per cent earmarked for affordable housing.

Construction of those homes was expected to begin in 2024.

“The state is growing,” Mr Malinauskas told the Sunday Mail at the time.

“Our population is heading up and we know that in terms of economic growth, we’re pretty bullish about our prospects going forward.”
