Scott Salisbury Homes lodge plans for seven-storey apartment building at Glenelg

Plans for a seven-storey waterfront apartment building at Glenelg North have been lodged — but it exceeds the height restrictions for the area.

Plans for a seven-storey waterfront apartment building at Glenelg North have been lodged by Scott Salisbury Group.

The development, to be known as The Adelphi, at 19-20 Adelphi Terrace, would include 46 apartments and 10 townhouses.

Parking would be provided on the ground level with six storeys of apartments above it.

The townhouses would be set behind the apartment building with access from Tod St.

Land on the side of the block facing Tod St would be left for future development.

Scott Salisbury Group bought up six blocks for the development in February for more than $6 million and totalling nearly 7000sq m.

It was not yet known how much the development would cost.

Adelphi Terrace is designated as a residential “high density” zone, which allows a maximum of five storeys or 18.5m.

The proposed building, however, would be 23.1m tall.

A report prepared by Branford Planning and Design for the State Commission Assessment Panel said the development would be set back from the road in an effort to balance its excessive height.

It also argued that other developments, up to 13 storeys, had been approved in the area.

“When viewed in this context … the proposed apartment building presents a height and scale that sits coherently with nearby existing and proposed development of similar scale,” the report read.

It also said the proposal would “deliver a high-quality residential development that takes full advantage of its location in terms of panoramic views”.

The apartment building was designed by Aplin Cook Gardner and the townhouses done in-house by Scott Salisbury Homes.

Holdfast Bay Mayor Amanda Wilson said the development, given its size, would raise issues around traffic and parking.

“The point of the development plan is to set the rules for height and if we keep having developments exceed it, what’s the point of the development plan,” Mrs Wilson said.

“It seems like a lot of development in one area.”

The proposed apartments would be built next door to a site where Barrio Developments initially failed to win approval for a six-storey apartment building.

The State Government’s assessment panel last year rejected the development because its height exceeded the five-storey limit for the area, its appearance didn’t comply with design standards and its landscaping, setbacks and carparking provisions were inadequate. It has since been approved.

The Scott Salisbury proposal is out for public consultation until July 3.
