State Government earmarks Aldinga land for rezoning and housing

A vacant parcel of Aldinga land held by the State Government for more than 30 years has been earmarked for development — for houses up to three storeys high.

A large parcel of land in Aldinga has been earmarked for residential development under a State Government housing plan.

The development plan for the 90-hectare area – bordered by Main South, Quinliven, How and Aldinga Beach roads – would be amended to allow for low- to medium-density housing under the plan.

This would include housing of up to three storeys, open space and community facilities.

A State Government report said the land was one of three strategic parcels “banked” by the government more than 30 years ago.

“In an effort to prevent (housing) demand from impacting housing prices or resulting in

uncoordinated infrastructure provision, (the government) purchased a number of broad hectare parcels and ‘land banked’ them for future development,” the report said.

There are no current plans to release the other parcels for development.

Planning Minister Vickie Chapman said rezoning the land for residential development would support growing demand for housing in the region.

“This pocket of land has been earmarked for development for more than 30 years, in order to meet the anticipated demand for housing in Adelaide’s south,” she said.

“There is now a need to release this particular parcel to provide land for residential development and support the region’s growing population.

“The proposed rezoning will pave the way for low- and medium-density housing and community development projects to occur, which will integrate with the surrounding community.”

The affected land includes the new Aldinga super-school as well as Cardijn Catholic College and the Aldinga CFS Station.

Aldinga Bay Residents Association (ABRA) president Joshua Reiter said the group was concerned by the impact the development would have on the region.

“From our point of view, we are concerned about the size and density of residential developments including three storeys, which simply doesn’t fit in with the character of our area and will result in increased traffic,” he said.

The development plan amendment is available for community feedback until March 25.
