SA’s hottest coastal markets revealed
The seaside weather isn’t the only thing that’s hot – these are the beachside Adelaide suburbs heating up the property market.

It is hot on South Australia’s coast – in more ways than one.
New data has revealed unprecedented buyer interest in seaside homes, as well as strong price growth and fast sales. According to the realestate.com.au data, of suburbs with more than 10 sales for each of the past two years, South Brighton had the greatest increase in demand, with searches for homes up 74.8 per cent.
O’Sullivan Beach was close, up 63.2 per cent, followed by Glenelg, West Beach and Port Noarlunga, up 53.5 per cent, 50.7 per cent and 40.1 per cent respectively.
Pam and John Watts are selling their home, at 7 Edwards Street, South Brighton, through Turner Real Estate.
“We lived in Strathalbyn and then, when we relocated to Adelaide eight years ago, I really wanted to live here,” Mrs Watts said.
“I’m not surprised there’s so much interest here – we are just a few minutes’ walk from the beach and we’ve got everything we need at our fingertips.
“We pinch ourselves that we get to live here.”
Turner Real Estate’s Alf Talotta, who also lives on the coast, said SA’s metropolitan seaside market was strong.
“The market is fuelled by a real shortage of stock, and anything that comes up down here doesn’t last long,” he said.
“Money in the bank isn’t earning much so buyers are looking at property as a strong investment.
“There are many more buyers than there are properties.”
In terms of price growth, sellers in Hove were the biggest winners, with the median price increasing by 34.4 per cent to $850,000 over the past 12 months.
Maslin Beach’s median was up 28.4 per cent, to $492,000, while Seacliff homes were also up 21.3 per cent, to $835,000.
North Brighton recorded the quickest sale times, selling on average within 21 days.
Henley Beach South homes recorded an average time on market of 23 days, while Hove, Seacliff, Brighton, Port Noarlunga South, Port Willunga, and Somerton Park all sold in 30 days or fewer.
Ouwens Casserly director Alex Ouwens said coastal properties were in high demand.
His company recently listed six, as-yet-unbuilt luxury houses on the Aldinga beachfront, to be created by Krivic and Architects Ink.
“There is not one house on the market from over 400 homes between Port Willunga Esplanade and Aldinga Beach Esplanade,” Mr Ouwens said.
“Speaking to not only our agents, but also those from other agencies, that stretch of coastline from Aldinga to the Fleurieu, they’ve never seen so much demand for lifestyle esplanade properties.”
