Plans for 180m SA1 tower recommended for approval, would be Adelaide’s first skyscraper

Adelaide’s first skyscraper has been approved, meaning the 180m-tall tower – once finished – would be the state’s tallest building.

A 55-storey apartment and accommodation tower has been approved by the state's planning commission, making it South Australia’s tallest building once complete.

Interstate developer JWDT Land was on Wednesday granted planning consent for the 180m-tall mixed-use tower at the corner of Pulteney and Flinders streets.

The development would replace a three-storey office building and include 332 apartments, three restaurants, 160 tourist accommodation rooms and carparking.

The 180m tall hotel and apartment building would be built on this block on the corner of Flinders and Pulteney streets. The SA1 Tower would be Adelaide’s first skyscraper – generally defined as a building over 150m tall..

The State Commission Assessment Panel found the application was “not seriously at variance with the provisions of the planning and design code”.

JWDT must submit details of external materials and finishes with the government architect and a stormwater management plan before development approval is granted.

Once complete, the building, known as SA1 Tower, would eclipse Adelaide’s tallest building – The Crown Plaza, on Frome St, by 42m.

It would have carparking on levels one to nine, tourist accommodation on levels 13 to 20, residential apartments on levels 22 to 50 and penthouses on levels 51 to 53.

A sky lounge, restaurant, bar, swimming pool and spa has been planned for level 11 as well as a private dining/function area and gym on level 12.
The top two levels would feature a rooftop plant, services enclosures and lift overruns.

The site at 207-209 Pulteney St currently contains a three-storey office building, occupied by JWDT, and an open-air carpark.

Buildings are generally considered skyscrapers once they hit at least 150m.

The tower has no provision for affordable housing.

Originally dubbed “the Dominator”, the building’s plans were first revealed in April 2017 by the Sunday Mail.

In 2018, its height was reduced from 60 storeys and 200m to 195m. In January, The Advertiser reported the official plans were lodged for a 180m tower on the site.

There is no maximum building height limit on the site.

Australia’s tallest building is the 322.5m Q1 tower on the Gold Coast.
