An ambitious bid to smash the record for Adelaide’s tallest building has taken a major step, nearly five years after the tower was first mooted.

Sydney Developer JWDT Group has lodged official plans for a 55-storey apartment and hotel tower on the southwest corner of Pulteney and Flinders streets, opposite the Bob Jane T-Mart.

Originally dubbed the Dominator, it is understood the building is 180m tall – which is 45m taller than the 36-storey Frome Central hotel and apartment building in the city’s East End.

The latest design, which was lodged on January 17, includes 322 apartments, a 160-room hotel and three restaurants, according to a short description of the application on the Plan SA site.

The earmarked site at 207-209 Pulteney St presently contains a three-storey office building, occupied by JWDT, and open-air carpark.

In April 2017 the Sunday Mail first revealed plans for a 200m, 60-storey ‘Dominator’ tower on the block which JWDT bought for $11m in 2016.

There is no maximum building height limit on the site.

The 180m tall hotel and apartment building would be built on this block on the corner of Flinders and Pulteney streets.

Adelaide Airport has given its support for the building, concluding it will not intrude into commercial flight paths.

“Airservices Australia has modified one of its operating procedures to allow for the building but only after significant consultation with the airlines that operate into the airport, with no impact identified,” an airport spokesman said.

JWDT has declined to elaborate on the project which has been designed by Adelaide architects JPE Design and Cox Architecture.

The application has been referred to the Adelaide City Council, the government architect and Environment Protection Authority for comment.

The State Commission Assessment Panel will determine the application, but not date for a hearing has been set.

In July The Advertiser revealed the Freemasons SA/NT branch wants to build a 160m-tall tower behind the existing Freemasons Hall on North Tce.

The $120m plan would include a hotel, student accommodation, offices, hospitality spaces and be topped with a restaurant and public viewing platform.

Australia’s tallest building is the 322.5m Q1 tower on the Gold Coast.
