Wyrung-Attunga and Tooracoll and Woolaway among recent NSW farms sales

Five NSW Riverina farms have been sold in recent deals, with a mix of local buyers and investors securing them for millions.

More than $40 million worth of NSW farms in the eastern Riverina and southwest slopes region have changed hands with one transaction breaking a district record.

Major Riverina pastoralists Bill and Pip Ryan have sold two farms spanning 1800ha in separate deals worth about $20 million combined.

In June the couple listed Wyrung-Attunga (904ha) near Tarcutta for sale with price expectations of about $8-$9 million while also offering Tooracoll and Woolaway (955ha) near Jugiong for between $10.5-$11 million.

In separate transactions, two different off-farm Sydney-based buyers purchased a property each for a price about the respective expected ranges.

It is expected the buyer of Tooracoll and Woolaway will employ staff to manage the property.

The deals come after the Ryans had held the properties for two years each, purchasing Tooracoll (654ha) and Woolaway (302ha) for $3.5 million and $2.02 million respectively under the hammer in 2020.

Wyrung-Attunga was also purchased by the Ryans in mid-2020 after it was listed for sale after being owned by the same family for 38 years.

Earlier this year, Bill and Pip Ryan secured the expansive 43,334ha Glen Emu Station near Balranald, paying more than $16 million at auction.

At Wyrung-Attunga, the property was run with 3500 ewes and followers along with backgrounding 300 Friesian heifers in more recent months, while at the Tooracoll and Woolaway farms, 3500 ewes have been run in past seasons, but cattle has also been stocked over the summer months.

Inglis Rural Property chief executive Sam Triggs handled the sales.

Not far from Tooracoll and Woolaway, Kia Ora, a 372ha mixed farming operation has been sold for a district record price at auction.

In front of eight registered bidders, a local buyer secured the farm under the hammer with a bid of $8.68 million, or $23,333 a hectare.

Kia Ora is 70 per cent arable with predominantly red loams used for grazing pursuits.

200km west of Jugiong, Avon near Narrandera, owned by the Hopwood family, was sold prior to auction for a deal understood to be worth more than $8 million.

The 956ha Avon farm was listed for sale for about $8648 per hectare ($3500 an acre), with property making expectations after a local buyer secured the farm.

Since 2014 the farm has been leased to a neighbour, who farmed on a 60-40 ratio of crop to pasture.

Keajura South at Tarcutta, a 525ha livestock farm is also under contract and to be sold to a local buyer pending settlement.

The property was listed for sale in August with price expectations of about $14,826 to $16,061 a hectare and was passed in at auction on September 14.

Vendors Chris and Deb McElroy are now set to sell their farm after post-auction negotiations.

Elders Riverina selling agents Angus Macleod and Geoff McGilvray have managed the sales of Kia Ora, Avon and Keajura South.
