Two families to sell major Mallee cropping aggregation

A three-farm cropping portfolio has hit the market, spanning a combined 3322ha in Victoria’s northwest, where it could fetch millions. See the details.

A three-farm aggregation of cropping farmland in Victoria’s Mallee has hit the market, offered for sale by two vendors covering a combined 3322ha, about 25km west of Ouyen.

Operated by two separate farming families, the Mallee Aggregation at Walpeup, has been offered to the market as a portfolio of cropping assets, at a scale which has already attracted the attention of large-scale local families, corporates and even foreign interests.

The aggregation has three lots, offered for sale as a whole or as separate allotments including the 1053ha Lot 2 Corbetts 1 and 2 and 353ha Lot 3 known as Corbetts 3 Joyce Rd.

The third piece of the aggregation is the 1916ha Lot 4 known as Stones at Parallel Road, Torrita.

Offers for the predominantly dryland cropping farmland is expected to be worth about $2473 a hectare, equivalent to in excess of $8m.

The Corbetts properties are for sale via the NSW Riverina-based McCall family who added the Mallee cropping farms some years ago. At the time the Corbett family were retiring from farming, but it was the McCalls, as in-laws, who effectively kept the assets in the family.

Now they are selling their Walpeup farms to consolidate their landholdings closer to Walbundrie, NSW.

The remainder of the Mallee Aggregation is offered by Ross and Les Stone and family who are downsizing their farming enterprise.

Brett Douglas of Driscoll Douglas East Rural Real Estate, is handling the sale of the aggregation and said the farmland sits on mostly Walpeup ridge country, which he also said is considered some of the better soil types in the region.

“Combining the assets to be offered as an aggregation really opens it up to a larger range of buyers,” Mr Douglas said.

“A lot of farmland in the Mallee is tightly held and often changes hands through the fence, but the vendors wanted to open it up and give everyone a chance.

“All of the aggregation is under crop this year and is performing really well considering the seasonal conditions

“The Stones country was also only cleared in the 1970s and so it is pretty virginal.”

Across the aggregation crops have consisted of a rotation between wheat, barley and lupins. It is also suited to the grazing of prime Mallee lambs.

Divided into 12 paddocks, there is GWM Water connected plus a four-stand shearing shed and yards and two outer sheep yards.
