Tuloona for sale: Farm at Harrow in western Victoria could fetch $30 million

A renowned livestock and cropping farm in Victoria’s Western District has hit the market with an asking price of about $30 million.

The Tuloona property at Harrow, in the Western District, has the capacity to run 26,000-28,000 dry sheep equivalents.

Rural property records in Victoria’s Western District could be on the line with a renowned livestock and cropping farm hitting the market for about $30 million.

The 2500-hectare Tuloona property at Harrow is being offered by the Craig family from Adelaide after 40 years of ownership.

Its offering comes as experts rate demand for rural property as “absolutely red hot” with a combination of low interest rates, strong commodity prices and favourable seasonal conditions continuing to propel prices to record levels.

Michael Craig, who has managed the property for his family for the past 20 years, said Tuloona had been blessed by “a run of fantastic seasons” in recent years, was in a 575mm rainfall zone and “at the end of the day it is good, reliable country”.

Selling agents Danny Thomas, of LAWD, and Graeme Linke, of LMB Livestock and Land Pty Ltd, said Tuloona had the capacity to run 26,000-28,000 dry sheep equivalents. It also grows about 425ha of canola and barley.

They said, going on recent strong property sales, Tuloona was expected to fetch in the vicinity of $30 million.

Mr Thomas said the rural property market was showing no signs of slowing. “Every sale is a new threshold level of value,” he said.

The property will be offered through a six-week expressions of interest campaign.
