O’Dwyer family to sell Erindale farm, at Berrigan, for $11m-plus
A local family is selling their Southern Riverina mixed farming enterprise for the first time in 100 years, with bids tipped to exceed $14,500 per ha.
Founded on the sweeping red loam soils of the NSW Southern Riverina, a third-generation family farm has hit the market for the first time in more than 100 years.
The mixed farming operation is located at 465 Erindale Road, Berrigan, with the O’Dwyer family to offload the 721ha holding.
Erindale, which is suited to crop and pasture production and livestock grazing, will head to auction with price expectations of at least $14,821 per hectare.
Also included in the sale is a range of 2022 crops, bringing price expectations to more than $11m before auction.
Corcoran Parker rural sales manager Mike Weller said he expected a wide range of buyers to be interested in acquiring the renowned farm.
“We are expecting local farming families and large-scale corporate and family agribusiness enterprises who are looking at the property as an existing add-on,” he said.
“We think this farm will appeal to a diverse range of buyer groups.”
Mr Weller also said 2022 crops in the ground at Erindale would be attractive to potential buyers.
“The vendor has planted some crops and this will ensure the purchaser will get a quicker return on investment than if they had to wait until 2023,” he said.
“The property market and commodity prices are buoyant and so no time is a bad time to sell a property.”
Farmland in the Berrigan municipality last year had a median price per hectare of $8533, which is 30 per cent more valuable than the southern regions of NSW, according to the Rural Bank Australian Farmland Values 2022 report.
Erindale has been subject to an annual cereal and oilseed rotation cropping program.
The property is suitable for crops, pasture, sheep carrying and wool production.
The property has a fully-functioning three-stand shearing shed with adjacent sheep yards.
There are multiple grain silos with combined storage of about 400 metric tonnes.
The property is more than 90 per cent arable and divided into 12 main paddocks.
Erindale is located 20km from Berrigan, 40km to Yarrawonga-Mulwala and is less than 90 minutes drive from Albury.
Erindale is scheduled to go to auction on Friday, June 3 with the time and location to be confirmed.
Another mixed farming enterprise located near Berrigan, the Withers Aggregation, was sold in a deal worth more than $33m in March.
