Monaro Grazing Portfolio, Gundowringa and Lockerbie for sale

Two NSW farming families are calling time on their 100-year tenures, with several grazing properties now up for grabs.

A trio of NSW farms have hit the market and could field offers worth at least $43 million combined.

On the northeast edge of the Kosciuszko National Park lies a three-farm grazing aggregation which spans a sizeable 4366ha.

Aggregated by a private investor about 12-13 years ago, they are now looking to divest the portfolio after individually acquiring the farms within a few years of each other.

Known as the Monaro Grazing Portfolio, the aggregation comprises Biggam (2269ha) and Tara (326ha) in Rocky Plain and Worongah (1721ha) in Jimenbuen, NSW.

Colliers Agribusiness selling agents James Beer, Thomas Quinn, Nick Connor and Rawdon Briggs are handling the sale of the portfolio with price expectations of more than $18 million.

“The Monaro Grazing Portfolio comprises three large-scale grazing holdings in a tightly held

agricultural region that will be strongly sought after,” Mr Beer said.

“We anticipate there will be interest from local farming families, corporate investors, domestic and international high net-worth individuals and carbon groups.”

Meanwhile in the NSW Southern Tablelands the historic 865ha Gundowringa property, 32km northwest of Goulburn, has been listed for sale by the Prell family.

A key feature of the property is the six-bedroom stone homestead built in 1905 and designed by Charles and Ivy Prell.

In recent seasons Gundowringa has been running a Corriedale flock and Angus herd, conservatively stocked with about 800 ewes and 400 followers along with 250 breeding cows plus followers and 80 yearling cattle.

Throughout their tenure four generations of the Prells have run Corriedale sheep on Gundowringa since they founded the stud in 1916.

With an estimated carrying capacity of 9000 to 11,000 dry sheep equivalent, Gundowringa is expected to receive offers worth $12-$14 million.

There is also $226,800 per annum income from 13 wind turbines via a 30-year lease agreement.

Potential buyers also have the opportunity for additional contiguous scale with 472ha for sale via the adjoining Pejar property.

Inglis Rural Property is handling the sale via expressions of interest closing Thursday, November 30 at 4pm.

In the Central West of the state, another long standing farming family is ending its 126-year tenure at the 3389ha property Lockerbie at Dunedoo NSW.

The original part of Lockerbie was acquired by the Gaden family in 1926 and subsequently added to in 1964 and 1991 to create the current substantial and contiguous Lockerbie that stands today.

During their tenure the family have run a renowned livestock, Merino sheep breeding, wool growing and fattening enterprise estimated to carry approximately 13,000-14,000 dry sheep equivalent.

In recent seasons the property normally carries up to 3200 breeding ewes, 1500 woolcutting wethers and up to 350 cows.

Meares and Associates selling agent Chris Meares said Lockerbie was a turnkey asset with a state-of-the-art, AWI-designed five-stand shearing shed (built in 2023) and a fully automated commercial lam and sheep feedlot (built in 2018), capable of turning off up to 16,000 lambs per annum.

“Apart from its livestock qualities Lockerbie is well set up with two very comfortable homesteads and its excellent operating improvements including the new modern AWI design five-stand woolshed and the fully automated lamb and sheep feedlot,” Mr Meares said.

“In today’s market buyers are looking for well situated, well held and well improved properties with scale, versatility and productivity, in reliable areas. Lockerbie has all these features.

“Also with the emphasis today on the benefits and importance of biodiversity, Lockerbie has huge potential for well documented biodiversity offsets.”

Price expectations for Lockerbie are $13-$15 million, plus, the considered value of the biodiversity assets.
