A prominent NSW landholder has listed his 5760ha cattle station, while a nearby 2313ha property been sold for more than $20 million.

The northwest and New England regions of NSW are becoming a hotspot for buyers and sellers of farmland with a number of notable properties on the market this year.

Renowned northwest NSW landholder John Kennedy is selling his 5762ha Meldon Park aggregation, located at Uralla, in the heart of the state’s New England region.

Owned by Mr Kennedy for about 20 years, offers for Meldon Park are expected to reach about $40 million thanks to its high carrying capacity and reliable rainfall.

Mr Kennedy is well known in the district, owning about 20 properties which cover more than 16,000ha in the state’s northwest.

Elders Tamworth selling agent Ben Green said there had been considerable inquiry for the property from buyers located north of the NSW border.

“Given the scale and the size we expect corporate and institutional buyers along with high net income individuals,” he said.

“We have seen a fair bit of inquiry from Queensland from places like Goondiwindi up to Charters Towers.”

Key features of the property include 7km double frontage to Honeysuckle Creek, 4km double frontage to Morses Creek and 113 dams, while rainfall over the past 22 years has averaged between 810 and 860mm.

The property is also fenced and subdivided into 92 main paddocks.

Meanwhile, about 60km south of Meldon Park the Cook family has sold its 2313ha Gleneagles property in a deal worth more than $20 million.

Gleneagles was on the market for less than two months – snapped by an undisclosed buyer after local, northern NSW and Queensland interest.

Located 17km northeast of Walcha, Gleneagles is in an 800mm reliable rainfall district and is suited to both cattle and sheep, with an estimated carrying capacity about 15,000 dry sheep equivalent.

Gleneagles also adjoins and was once part of the 3026ha Emu Creek station, which the Berry family are selling after six generations spanning 155 years.

Meanwhile two hours west of Walcha, the family of late Fairfax chief executive Greg Gardiner are selling the 2658ha Ruvigne at Gunnedah.

Offers in excess of $40 million are expected thanks to its dark river-flat soils, water access and the restored seven-bedroom Federation Homestead built by Thomas Goodwin in 1908.
