EXCLUSIVE: The iconic Western District property Chatsworth House has sold for $25 million to a local buyer.
The Weekly Times can reveal the 2400ha property has sold on a walk-in walk-out basis to Nerrin Nerrin farmers Tom and Sarah Whinney.
The Weekly Times understands the mixed farming property, located at Chatsworth near Mortlake, sold in the range of $25 million.
It was advertised at $22.5-$25 million and was listed for sale in spring 2018.
Selling agent Shane McIntyre, CBRE Agribusiness director, said Chatsworth House was a “special, consistently productive, well maintained rural property with a truly magnificent bluestone homestead and quality infrastructure”.
“The Whinney family will reside at Chatsworth House, the first to do so in many decades, which is very pleasing”, Mr McIntyre said.
The property produces 15,000 prime lambs a year and fattens more than 300 cattle twice a year.
Built in the 1860s for £20,000 by self-made pastoralist John Moffat, Chatsworth House offers a lifestyle reminiscent of the squatting era, when abundant wealth created homesteads of magnificence in design and craftsmanship.
The property has extensive double frontage to the Hopkins River and the Churrup Creek. Livestock are watered by trough or dam via a fully reticulated main line water system.
Two large six-megalitre dams, supported by two four-megalitre dams, provide secure water to the property, homestead and gardens.
Designed by architect James A Fox, Chatsworth House has been described as a masterpiece of Victorian design, and features an entrance hall with painted walls of Sienna marble and pillar cornices in the Roman Corinthian style, with intricate entablatures over the doorways.
The 1200sq m homestead also includes a drawing room, formal dining room, billiards room, six bedrooms (three with ensuite), four bathrooms, library, generous country style kitchen, and family room
“These sales, along with Blackwood (Penshurst), Mawallok (Beaufort), and Mt Hamilton (Nerrin Nerrin) complete a year of unique activity in the elite class of rural property, where most of these properties were secured by local producers confident in the future of agriculture, who are prepared to invest in quality assets for the long term, in a climate of rural optimism and lifetime low borrowing rates” Mr McIntyre said.
“Over $110 Million in value has transacted with these sales alone, which is a platform of confidence likely to stay for the medium to long term, as astute investors realise the resilience, and consistency of agriculture globally.”
