Dinning family to sell Victorian-South Australian border farm, Yalandro, for $15m-plus

A 1164ha cattle farm near the Victoria-South Australia border is on the market for the first time in about 80 years.

Bill and Karon Dinning are selling their South Australian cattle farm, Yalandro, located about 35km from Bordertown, with offers between $15 million and $17 million expected.

Yalandro is located among the variable farmland of the Tatiara District where the median price a hectare was $4,940 in 2021.

But with an estimated carrying capacity of 400-450 pregnant cows, Yalandro could fetch $12,886 a hectare.

The Dinning family currently uses the expansive property for a self-replacing beef herd after inheriting it from Bill’s maternal grandfather, Williams Mune, many years ago.

Yalandro also has a history of sheep grazing, prime lamb production and some cropping.

SAL Real Estate selling agent Cameron Grundy said he expected Yalandro would appeal to a variety of buyers.

“Farming in this district varies quite a bit, but Yalandro is regarded as a strong grazing property with high quality underground water supply,” he said.

“We expect interest from buyers looking for a larger expansion from within the district and others from outside the district.”

The property was originally owned by a Swedish farmer who lost the farm through “overindulgence”, Mr Grundy said, before the Mune family acquired it in the late 1930s.

Yalandro’s herd will be sold in the coming months, meaning the farm’s sub clover, balansai clover, Phalaris and typical district grasses are expected to be full after strong rainfall so far in 2022.

The farm is fenced into nine main paddocks and has a livestock water system.

Water is drawn from an underground aquifer via solar pump supplying eight 22,730-litre

poly tanks.

Water points can also be monitored remotely via real time cameras on a phone app.

The property is for sale by expressions of interest closing September 7.

Recently, Federation homestead and 186ha cropping farm, Olive Grove, at 763 Frances Rd, Bordertown was sold in a deal worth $30,241 a hectare, totalling $5.6 million.
