But according to selling agent Michael Golby, from Dundas Coastal Real Estate, that all changed when they got the chance to upscale.
It’s meant this 104ha property has now come on the market and that will act to the buyers’ advantage, he said.
“The current owners will have been there 14 years in April and they set this farm up to stay there,” Michael said.
“They got the place tapping along nicely but now they have the chance to go back to their bigger farming operation.”

The Gorae West property is about 15 minutes’ drive from Portland and 45 minutes from Mt Gambier, South Australia.
Michael said the mix of country on the farm made it highly productive.
“The balance is perfect with higher country and some good summer country,” he said. Rainfall ranges between 800 and 975mm and the soils are described as highly productive with an excellent fertiliser history. There are internal and external cypress hedges which provide shade and shelter for stock.
