Western District farming family lists cropping aggregation for sale for $18m-plus

A blue-ribbon Wimmera farm owned by a Western District family has been listed for sale with price expectations of at least $13,592 per ha.

Buyers have been whipped into a frenzy after over 1300ha of highly-sought after cropping land in the Wimmera region was listed for sale or lease.

Colliers and Driscoll Douglas East Rural Real Estate have listed the 1328ha Laen Cropping Portfolio for sale or lease, via expressions of interest, with sale offers set to exceed $18m.

A pricing guide of at least $13,592 per ha ($5500 per acre), has been set by the vendors, an undisclosed Western District farming family, and the selling agents.

The cropping portfolio comprises three properties, including Bryans (815ha), Adams (355ha) and Burchells (159ha).

Driscoll Douglas East Rural Real Estate agent Brett Douglas said it was exciting to see a property of this quality on the market.

“This is blue ribbon country and it has highly productive soils that grow a varying range of crops,” he said.

“The land is held pretty tightly in the region; we don’t have an excessive amount of country that comes up for sale.

“The properties are highly sought after and we have already received very strong interest prior to its listing.

“We have had a lot of property come on the market, but they are a much smaller acreage. To have the opportunity of this bigger area, it allows a large scope and opportunity for people further away to invest in the area.”

The aggregation is located at 162 Bryans Road, Laen, in Victoria’s eastern Wimmera region, just 11km from Donald and 12km from Minyip.

The portfolio boasts structural improvements, including an eight-bay machinery shed, a three-bedroom dwelling and other sundry improvements.

The portfolio’s highly productive soil types and favourable topography are underpinned by average annual rainfall of approximately 405 millimetres.

The Laen Cropping Portfolio is being offered for sale or lease, in one line or as separate properties, by Expression of Interest.

This new Wimmera listing comes after over 1000ha of mixed farmland near Nhill was auctioned off to two separate local buyers in January.
