Swan Hill riverfront farm on the market for $11m-plus
More than 2000ha of mixed farmland, which lines the Murray River near Swan Hill, is up for grabs.
A prized riverfront farm in the New South Wales Southern Riverina region has hit the market with an eight-figure price tag expected.
The 2008ha mixed farming land is located at Cobramunga, near Swan Hill, and is on the market for a price in excess of $11m.
The sale also includes the opportunity to purchase of 2140ML General Security Entitlements which will be offered at market value.
Swan Hill Elders Real Estate branch manager Peter Robertson said a property like this was rarely seen on the market.
“There are not many properties that have this scale, infrastructure and exclusive Murray River frontage” he said.
“Five centre pivots, a lateral irrigator that runs two kilometres, and pipe and riser development are the backbone of the irrigation system that produce high yielding crops.”
Mr Robertson said despite being in the early stages of the sale campaign, they have seen strong interest from regional buyers, and others based in southern Victoria and the eastern Riverina.
The vendor purchased the property in 2016 and in that time they have predominantly been mixed cropping, although the infrastructure exists to increase the livestock carrying capacity.
In 2021, lentils, chickpeas, canola, vetch and dryland lucerne were grown and the land is 2022 crop ready. The vendor also ran composite ewes and lambs.
Another key feature of the property is the 15 kilometres stock and domestic pipeline with 8ML High Security Stock and Domestic included.
With Hume and Dartmouth dams near capacity, Mr Robertson said there was a bright outlook for future irrigation allocations with the current seasonal purchase price the lowest seen for some time.
Key features of the property also include a five bedroom brick veneer home, three 800-tonne silos, five-stand shearing shed and adjoining yards, large capacity steel cattle yards, multiple hay sheds and large machinery shed.
There is also four kilometres of exclusive Murray River frontage.
