Sunshine Coast property: Subdivision opportunity pops up near Pumicestone Passage

A rare opportunity has opened up just metres from a world-renowned waterway in a former oyster farming town.

House prices rise despite lockdowns

A prime parcel of land ready for redevelopment in the heart of an old oyster farming community has sparked interest from across the southeast and interstate.

A 1.44ha block in Donnybrook is being sold via an expressions of interest process.

CBRE Sunshine Coast’s Rem Rafter said he’d fielded more than 70 inquiries in four days and he expected it would sell for around $1.9m.

The property was able to be subdivided into 400sq m to 699sq m lots and could accommodate 19 homes with development expected to be undertaken in three stages.

Mr Rafter said once carved up the blocks were expected to sell for about $300,000 each.

The property was positioned about 200m from Pumicestone Passage in an area formerly known as Little Caloundra.

Mr Rafter said subdivision opportunities that close to the Passage were “as scarce as hen’s teeth”.

“It’s a quaint little fishing village,” he said.

The campaign was scheduled to end at midday on September 1 for the block at 60 Alice Street, Donnybrook.

“Donnybrook is becoming an increasingly popular place for people to settle and raise families and we are seeing more retirees now too,” Mr Rafter said.

“According to the 2016 census there are 617 residents who live in Donnybrook, with everyone describing it as the ‘Shangri La’ of coastal Queensland living.”

Mr Rafter said the Moreton Bay region was experiencing phenomenal growth similar to the nearby Sunshine Coast local government area and he expected strong interest in the individual blocks from retirees or people looking to move out of Brisbane.
