Sunshine Coast property: Rosemount homestead earmarked for subdivision hits market
A prime Rosemount property earmarked for a large-lot subdivision has hit the market with interest set to be high in the rare opportunity.

A new large-lot subdivision has been earmarked for a former bean farm which is set to spark interest after hitting the market.
The former 6.5ha small crops farm at 534 Petrie Creek Road in Rosemount is being sold via an expressions of interest process due to finish at midday on Wednesday, August 25.
The property was expected to spark interest due to its potential as a six-lot, large subdivision.
CBRE Sunshine Coast’s Rem Rafter said the property only required a code assessment from Sunshine Coast Council to subdivide, based on its current rural residential zoning.
“People are discovering the attractions of Rosemount – a quiet, peaceful suburb where residents can enjoy a rural lifestyle, just 10 minutes from the centre of Maroochydore,” Mr Rafter said.
The property was once a bean, tomato, watermelon and pawpaw farm which became a private homestead.
It features frontage to Petrie Creek Road and Upper Rosemount Road.
“This is precisely the type of residential development that is attracting newcomers to Rosemount,” Mr Rafter said.
Mr Rafter said under zoning conditions the site could accommodate six allotments, but some constraints applied to the property although town planning experts had indicated they would not have a significant impact on the property’s development.
Mr Rafter said while most of the land was cleared the rear of the property which fronted Upper Rosemount Road was tree-covered and a bushfire hazard assessment and management plan “might be required”.
Latest CoreLogic data revealed significant growth in Rosemount as prices shot up across the Sunshine Coast.
As of June 30, 2021, house values had climbed by 7.2 per cent in the past three months.
In the previous 12 months house prices had soared by 23.8 per cent with the median house price in Rosemount currently sitting at $914,354.
