Homes across the north shore are continuing to record some of Sydney’s highest land valuations. We break down the property list for each council area in the region:
The north shore’s streets may very well be paved with gold as homes across all corners of the region continue to record some of the highest land valuations in NSW.
New figures have revealed the eye-watering valuations for the region’s ritziest residential land with waterfront homes in Castle Cove, Mosman – and the Prime Minister’s secondary official residence – among those topping the list.
Along with homes, detailed valuation reports show many of the biggest valuations are for commercial land, unit complexes and prominent sites in town centres zoned with high-rise development potential.
The figures from the NSW Valuer General also reveal the multimillion-dollar land valuations applying to schools, churches and hospital sites with standout inclusions ranging from the $100 million valuation of St Ignatius College in Riverview to the $70 million valuation of Taronga Zoo in Mosman.
The NSW Valuer General said several factors are taken into account when determining values including local property sales, zoning, the size of blocks, location and views.
The land valuations are used by councils to determine rates, and also to calculate land tax that property owners pay.
We break down the figures for some of the highest valued land for single homes in each LGA in the region, as published by the NSW Valuer General in July this year.
NORTH SYDNEY
109 Kirribilli Ave, Kirribilli
It’s a home away from home for the nation’s Prime Minister and boasts arguably the best views of Sydney. Kirribilli House was valued at $30.4 million in July – a $2.4 million increase since 2016.
186 Kurraba Rd, Kurraba Point
The harbourside property at Kurraba Rd had a valuation of $12.2 million in July – up from $10.3 million in 2016.
1A Plunkett St, Kirribilli
Another Kirribilli entry, the Plunkett St property had a valuation of $11.2 million in July.
16 and 18 Bay View St, Lavender Bay
Two side-by-side properties overlooking Lavender Bay each recorded a valuation of $9.1 million in July – up from $6.1 million in 2016.
3 Baden Rd, Kurraba Point
Located on the tip of Kurraba Point, the Baden Rd home had a land valuation of $8.15 million in July – that’s an increase from $6.39 million in 2016.
KU-RING-GAI
1 Killara Ave, Killara
A home in a heritage conservation area in Killara was valued at $12.6 million in July – an increase from $9 million back in 2016.
39 Chilton Parade, Warrawee
A boutique villa site in the up-market suburb of Warrawee was valued at $8.1 million in July. That’s an increase from $6.7 million in 2016.
39 Cherry St, Warrawee
Also in Warrawee, 39 Cherry St had a land valuation of $7.85 million in July.
14-16 McIntosh St, Gordon
The impressive McIntosh St home had a land valuation of $7.74 million in July.
17 Springdale Rd, Killara
The Springdale Rd home in Killara recorded a land valuation of $6.9 million in July.
MOSMAN
10/12 Burran Ave, Mosman
Boasting harbour views, the property at Burran Ave was valued at $18 million in July – up from $15 million in 2016.
18 Hopetoun Ave, Mosman
Another harbourside entry, 18 Hopetoun Ave was valued at $13.7 million in July. That’s an increase from $11.4 million in 2016.
17 Mandolong Rd, Mosman
The sprawling block of land on Mandolong Rd was valued at $12.4 million in July.
22 Redan St, Mosman
The impressive home at Redan St had a land valuation of $12.2 million in July – up from $9.4 million in 2016.
12A Burran Ave, Mosman
Another Burran Ave entry, the home was valued at $11.5 million in July – up from $9.5 million in 2016.
WILLOUGHBY
14 Cherry Place, Castle Cove
A castle – yes a castle – tops the list for Willoughby with Innisfallen Castle notching up a land valuation of $7.23 million in July. Built in 1905, the gothic-style sandstone building is ranked among Australia’s most impressive mansions and is one of four residential castles in the Sydney listed on the State Heritage register.
17 Neerim Rd, Castle Cove
The Neerim Rd mansion overlooking Middle Harbour had a land valuation of $5.77 million in July.
Minimbah Rd
Fifteen harbourside properties alongside Minimbah Rd in Northbridge each had a valuation of $5.76 million in July. The properties overlook Middle Harbour near Northbridge Marina.
15 Neerim Rd, Castle Cove
Another Castle Cove mansion, 15 Neerim Rd was valued at $4.62 million in July.
54 Linden Way, Castlecrag
The sprawling home at Linden Way had a land valuation of $4.62 million in July.
33 The Tor Walk, Castlecrag
Also in Castlecrag, the harbour home at 33 The Tor Walk had a land valuation of $4.19 million in July.
LANE COVE
62 Northwood Rd, Northwood
A stone’s throw from the Lane Cove River, 62 Northwood Rd was valued at $6.47 million in July. That’s an increase from $3.25 million in 2016.
80 Arabella St, Longueville
The harbourside home in Longueville had a land valuation of $6.1 million in July.
5 George St, Greenwich
The sprawling property at 5 George St recorded a land valuation of $5.8 million in July. That’s up from $4.87 million in 2016.
4-6 Poole St, Longueville
The large property in Longueville was valued at $5.6 million in July – up from $4.8 million in 2016.
56 Arabella St, Longueville
The waterfront property was valued at $5.4 million in July.
