James family to sell southern Riverina farms, Rhyola and Inverness, for $17m-plus
More than 9000ha of tightly held pastoral country near Deniliquin has been listed for sale.
A renowned southern Riverina pastoral holding near Deniliquin has hit the market, tipped to fetch more than $17 million.
At 9921ha, Rhyola and Inverness, located 65km northwest of Deniliquin, offers potential buyers size and scale in the southern Riverina.
The James family have listed the aggregated holding for sale after acquiring Inverness in the ’90s followed by the adjoining Rhyola in the early 2000s.
With 20km of Billabong Creek frontage forming the northern boundary, and significant
building and working infrastructure, the aggregation is expected to receive bids in excess of $17m at auction.
Elders Real Estate Deniliquin selling agent Matt Horne said he was expecting local, regional and family corporate farming enterprises to be interested in the property.
“Quality grazing country is seldom available, presenting a really good opportunity for those that have been patiently waiting for low input breeding, backgrounding and finishing country,” he said.
Mr Horne said Rhyola and Inverness had a rich history of producing some of the finest young stock in the Riverina, making it an ideal stand-alone or add-on opportunity for investors.
In addition to the Billabong Creek, there are several seasonal creeks that traverse the
holding and a mix of soil types including grey silty creek soils, sandy loam rises and grey-to-red clay loams.
Rhyola and Inverness are located within the Edward River Council, where median farmland values soared to $5434 a hectare in 2021.
Rhyola and Inverness feature a good standard of fencing throughout and have been divided into 17 main paddocks in addition to smaller holding paddocks.
Rhyola includes a three-bedroom brick home, two timber cottages, four-stand shearing shed with adjoining steel yards and a large set of steel cattle yards.
A modern three-bedroom weatherboard home, additional guest-staff accommodation, workshop-garage, multiple machinery sheds and a set of cattle yards are onsite at Inverness.
The aggregation is scheduled for public auction at 11am Thursday, July 14 at the Coach House Hotel Motel, Deniliquin.
Earlier this year a local buyer snapped up the 2448ha Withers Aggregation, near Berrigan in a deal believed to be worth at least $33m.
