A land sale in the West Wimmera has set a new record making $23,783 per hectare.

The 300ha mixed farming property at Lillimur was sold under the hammer on Thursday after it was listed for sale by the McCracken family.

The property, Greenock aggregation located at 106 Lillimur-Yearinga Road, was sold in two lots to separate buyers.

The 222ha lot 1 initially set a new West Wimmera land price record when it went under the hammer for $23,783 per ha – equating to $5.28m.

But this record was soon exceeded as the 94ha lot 2 was sold for $27,382 per ha – equaing to$2.57m.

The sale attracted four bidders, one of which was a neighbour of the property who sucessfully secured one lot of the land.

The McCracken family have held the Greenock aggreagtion for four generations, with the land regarded as one of the higher quality properties in the Lillimur district.

The aggregation features heavy black soil types, a three-bedroom historic homestead and has been run under a leasing arrangement.

Westech Real Estate Nhill director Stuart Kyle completed the auction.

Paull and Scollard Nutrien – Albury director Stephen Paull said there was strong competition for the farm, with six bidders in contention.

The final sale came down to a race of two bidders.

He said the farm was sold for a price “well exceeding” reserve.

Henty farmers Scott and Danielle Lieschke were the vendors, with the successful buyer coming from a domestic farming interest.

With a price of $19,333 per ha, Mr Paull said it was one of the highest sale prices he had seen in the region.
