How many blocks of land are on the market in Hobart?

FOR those that dream of building a home in Hobart, securing a block of land is step number one.
But how many land buying opportunities are there?
New data from PropTrack has put a spotlight on what budding builders will be up against.
In the week ending June 10, there were 140 land listings on realestate.com.au in Hobart.
The suburbs with the largest number of listings were Sorell, 16, and Primrose Sands, 13.
Oakdowns had eight lots listed, Campania and New Norfolk had seven each, Lenah Valley six and four suburbs offered five options.
Throughout 2021, greater Hobart recorded 466 land sales, per Real Estate Institute of Tasmania data.
In 2020, the city had 390 sales; there were 432 in 2019, 356 in 2018 and 363 in 2017.
Over those five years, the median land price grew from $175,000 to $260,000.
So far this year, in figures to the end of April, Hobart had 144 sales at a $284,400 median value.
PropTrack director of economic research Cameron Kusher said based on current sales so far this year, it looks as if the volume of vacant land sales is going to be a bit higher than the number over recent years.
“Should this come to fruition, this would be very encouraging given the limited supply of new land throughout the city over recent years,” he said.
Mr Kusher said prices in Hobart have recorded significant growth over recent years due to an imbalance between high demand for buying properties in the city and low supply of properties.
“When housing is unaffordable, an increase in the supply of housing stock should be seen as a positive to bring a better balance between demand and supply,” he said.
“The biggest challenge right now is the rapid escalation in housing construction costs, which means that any increase in land supply is likely to take some time to translate into physical dwellings as the cost of building homes is rapidly rising.”
Fall Real Estate’s Sorell expert Suzanne Eaton said interest in the suburb and surrounding areas has been growing, which is welcome news for developers and investors.
“Most land prices have doubled in value in the past couple of years,” she said.
“And with the lack of houses that have been on the market, land sales have gone through the roof.”
Mrs Eaton said part of the appeal of Sorell was its location.
While only a 30-minute drive from the city centre, Sorell is considered to be appealingly “further out of town”.
“Sorell is no doubt a growing area,” Mrs Eaton said.
“There are many new developments happening that suit all age groups, including a massive and long overdue new child care centre.
“There are good employment opportunities and most of the new land developments are on the flat and within walking distance of all of the shops and services that Sorell has to offer.
“This makes it perfect for retirees, as well.
“Sorell is not far from Hobart, which is appealing and we have the most stunning beaches located about 15 minutes away.”
