Major CBD development gets heritage tick of approval

A MAJOR hotel development proposed to transform a heritage precinct in central Launceston has been assessed and approved by the Tasmanian Heritage Council.

Global Premium Hotels, part of the Fragrance Group, revealed its $50 million plan to build two separate but interconnected hotels in Launceston in March.

If approved by council, the buildings along Tamar and Cimitiere streets — including a former Aurora Energy substation, the City Park Grand Conference Centre, the Rankin and Bond Foundry and the Alfred Harrap and Sons Warehouse — would become part of the development.

The state heritage-listed portions include the sites of the circa 1931 former Alfred Harrap and Sons warehouse, the Dorset/Terminus Hotel and the front of the Rankin and Bond Foundry building.

Tasmanian Heritage Council chair Brett Torossi said the Heritage Council was only assessed and determined the worths within the boundaries of the registered places.

“A large part of the hotel development is outside of these areas and the Act does not allow the Heritage Council to have regard for the impacts of development on adjacent or adjoining places,” she said.

Ms Torossi said the council considered community representations.

She said the planning authority would reside over assessment of land use planning, local heritage impacts relating to bulk, the height and character of the proposed hotel on Launceston’s historic street and townscapes, and parts of the hotel that were outside of the places entered in the Heritage Register.

The major part of the development designed by Perth-based firm Scanlan Architects will be the Warehouse Hotel behind the facades of heritage buildings along Cimitiere St.

It will stand 40.3m above the footpath with 230 hotel rooms across 12 storeys and 126 carparking bays.

Its footprint will cover 3862sq m with a total floor area of 20,771sq m.

Fragrance Group built the Ibis Styles hotel in Hobart.

City of Launceston Council is expected to consider the Launceston hotel development application at its next meeting.
