Fragrance Hotel chain reveals $50 million plan for Launceston heritage site

A global hotel chain has revealed its plans to develop two major hotels in Launceston and Devonport. SEE THE PICTURES

A GLOBAL hotel chain has shifted its development focus to Tasmania’s North with plans to develop two major hotels in Launceston and Devonport.

Grand Premium Hotels, part of the Fragrance Group, which has already built hotels in Hobart and has others on the drawing board, revealed this week it planned to build a $50 million hotel which would transform a heritage precinct in central Launceston.

Fragrance Group has also been named as the investor in a $40 million hotel on Devonport’s waterfront, as that city’s Living City project steams ahead.

Fragrance Group built the Ibis Styles hotel in Hobart and construction on another next door has begun.

The group also has lodged development applications for projects at 2 Collins St and 34 Davey St, but has hit planning hurdles.

Another DA for a project in Sandy Bay Rd has been submitted but not yet publicly advertised.

The group’s proposed North Hobart Hotel and apartments in Elizabeth St is in mediation at the planning tribunal.

KnightFrank said the sale of the waterfront land at Devonport represented the most significant single tourism investment project for many years on Tasmania’s North-West coast. The 187-room Devonport Waterfront Hotel will be built by Fairbrother.

“Singapore-based Fragrance Hotels’ investment and ongoing commitment to the state of Tasmania is outstanding,” KnightFrank said.

In Launceston, the Fragrance Group proposal, if successful, will see buildings along Tamar and Cimitiere streets — including an Aurora Energy substation, the City Park Grand Conference Centre, the Rankin and Bond Foundry and the Alfred Harrap and Sons Warehouse — become part of the development.

Designed by Perth-based Scanlan Architects, the project will incorporate two separate, but interconnected hotels.

The major part of the development will be the Warehouse Hotel behind the facades of heritage buildings along Cimitiere St.

It will stand 40.3m above the footpath with 230 hotel rooms across 12 storeys and 126 carparking bays.

Its footprint will cover 3862 sqm with a total floor area of 20,771 sqm.

The Clarion hotel will undergo an interior upgrade, while an additional guest suite wing will be added behind it.

There will be 55 rooms across three levels including a 18 in the stables.

There will be some demolition involved. Further detail is provided on the council website. Public exhibition of the application closes on March 30.
