Stage 2 of Ryde Eastwood Leagues Club’s seniors development revealed

More than 80 homes for seniors are slated to transform a suburb in Sydney’s northwest where a leagues club has unveiled the next stage of its sprawling project. See the plans here.

Ryde Eastwood Leagues Club has released the $40m stage 2 plans for a seniors’ housing development which will largely target its ageing membership base.

Under plans, a total of four buildings with 85 independent living units are proposed at Denistone, opposite the club and 350m from West Ryde train station.

Stage two at 127-133 Ryedale Rd and 4 Terry Rd proposes a four and five-storey building to house 43 “modern and high quality” independent living units with a basement carpark for 37 vehicles.

Subject to approval from the state government, the development will deliver housing for a high portion of its 40,000 members who are aged over 65.

A statement of environmental effects, prepared by Ethos Urban on behalf of the club, states the development is in the public interest and would meet local demand while being close to public transport, shops and services including the club.

“RELC has a high portion of its membership base over the age of 65,’’ the planning document states.

“Surveys conducted by the RELC of its members have revealed strong demand for a well-designed, community-focused, seniors housing development located nearby.

“The proposal contributes to meeting the demand of RELC’s ageing membership, in addition to wider community demand for seniors housing.’’

Stage 2 dwellings will feature three one-bedroom units, 31 two-bedroom units and nine three-bedroom apartments.’’

The project is not large enough to be considered a traffic-generating development and therefore won’t be referred to Transport for NSW.

Stage 2 works follow the approval of a stage 1 proposal in May.

Stage 1 included 42 units, a 50-space basement carpark with a loading dock, buildings A and B with 12 units across three levels and construction of building B within the centre portion of the site, which is to comprise 30 units and communal spaces at the podium level including a library, craft room, kitchen consulting rooms, event spaces, meeting rooms and a coffee lounge.

The five-storey block will contain 32 units while the four-storey block will host 11 dwellings.

A total of 35 trees will be cleared for stage 2 but the proposal states “a greater number of trees are proposed to replace the trees that are being removed”.

The club’s project first surfaced in 2017 when it revealed plans to redevelop 10 homes at Terry and Ryedale roads for seniors housing.

The club was approached for comment.
