Cattle grazing land the size of Belgium up for sale in WA’s Kimberley

If you’ve ever wanted to own a plot of land larger than some small European countries, this could be your chance.

An enormous parcel of agricultural land in northern Western Australia is up for sale.

Measuring about 2,906,483ha, the Kimberley Cattle Portfolio, near Broome, dwarfs the total land area of some of Europe’s smallest nations.

It nearly overtakes the area of Belgium (3,068,800ha) and surpasses Slovenia (2,027,300ha) and Albania (2,874,800ha).

Specialist property agents LAWD describes the land parcel as “seven pastoral leases … five sub-leases … combined with an agistment agreement over 153,475ha, operated as a single large-scale portfolio”.

Their website listing also boasts the land is “well-watered by multiple bores supplying dams, tanks and troughs,” all located within a “350 kilometres radius.”

There’s no price on the listing, with expressions of interest open, but Rabobank’s 2023 outlook values land in WA at about $6000/ha.

“In Western Australia, prices paid for farmland had reached a record high, following three consecutive good seasons,” reads the Australian Agricultural Land Price Outlook.

“The state’s average agricultural land price increased by 22.5 per cent in 2022, bringing the value to just over $A6000 a hectare.”

The size of the land is impressive but nowhere near the largest ever land sale.

In 2015, the Kidman cattle empire put an 11,000,000ha piece of land up for listing, making it the world’s largest ever private land tract sale. At the time it was valued at $325m.
