Toowoomba commercial site in Wilsonton sells through Colliers to interstate investor for $3.625m
An interstate investor has swooped on a Toowoomba commercial property, after it hit the market for the first time in more than 25 years.

An ‘extraordinary” level of interest from interstate buyers has driven up the price of a large commercial building in Toowoomba’s western suburbs.
The three-tenancy property on Taylor St in Wilsonton was sold through Colliers Toowoomba following an extensive expressions of interest campaign.
Along with anchor tenant BOC Gas and Gear, the property also includes Enzed Total Hose and Fitting.
It marks the first time in 26 years the 1200sq m building has changed hands, having been sold most recently in 1996.
Lead agent Mike Turley said a NSW buyer snapped up the site, producing a yield of more than six per cent.
“The sale was reflective of a 6.45 per cent yield, making it the most competitive we’ve seen on an industrial sale in Toowoomba so far this year,” he said.
“There’s a fresh five-year term with options to multinational anchor tenant BOC Ltd, a subsidiary of the world’s largest industrial gas company.”
Mr Turley said the interest in the property highlighted Toowoomba’s strengths to investors from across Australia.
“There was extraordinary levels of inquiry, with nine offers submitted,” he said.
“It reinforces the appeal of Toowoomba commercial assets in the investor market.”
One of the tenancies is currently for lease.
