Toowoomba 25-hectare parcel at Torrington hits market through Colliers, offered as subdivision potential
A huge parcel of land in Toowoomba has hit the market, and a council incentive could see it become housing for potentially hundreds of residents.

A large parcel of land on the edge of Toowoomba could become home for hundreds of residents if it is snapped up for residential use.
Developers are reportedly circling the 25-hectare parcel on Hursley Road in Torrington, which has been made available to the market through Colliers Toowoomba through an expressions of interest campaign.
Zoned as an emergency community, the land is covered by a incentives scheme by the Toowoomba Regional Council which could see it treated as a low density residential area to fast-track development of housing.
Lead agent Dan Dwan said the site was one of the largest parcels of its kind left in Toowoomba.
“It’s one of the largest infill englobo sites that has been available to the market for some time,” he said.
“If you look at the surrounding infrastructure, it suits the 500-700 sqm lot sizes, which is about 35-50 lots, potentially more.
“There are going to be local developers, there’s also going to be some outside interest from southeast Queensland — we fielded interest from Sydney and Melbourne.”
Aside from standard residential purposes, Mr Dwan said the land was an opportunity for the growing aged care and retirement markets.
“The other opportunity is lend-lease communities where you’ve got retirement and aged complexes popping up,” he said.
“The lend-lease community developers have been quite active across the market and we see that as an opportunity.”
The listing comes after the parcel was first offered to the market with another three hectares of industrial land attached, which has since been split off.
