Toowoomba industrial, rural sites totalling 104 hectares in Wellcamp hit market through Colliers

A pair of large industrial and rural sites in western Toowoomba not owned by the city’s “big three” commercial landlords have been listed for sale.

Two huge parcels of land in Toowoomba’s western suburbs, not owned by the city’s “big three” industrial landlords, has hit the market in a “rare” offering.

Colliers Toowoomba has listed two lots, measuring nine and 95 hectares respectively, for sale on Toowoomba-Cecil Plains Road in Wellcamp through an expressions of interest campaign.

The two sites, which sit either side of the Toowoomba Bypass, are in the vicinity of the Wellcamp Airport and emerging Witmack Industry Park in Charlton.

While the smaller site is zoned as industrial and ready to be developed upon for sectors like transport and logistics, the larger parcel is still classed as rural.

Colliers managing director Dan Dwan said the properties were not currently held by major industrial landowners FKG Group (Whitmack), Wagners (Wellcamp Business Park) or InterLinkSQ, making them unique in the area.

“There’s a concentration of ownership in those areas out in the western corridor — you’ve got FKG, Wagners and Interlink with the bulk of the land out there,” he said.

“The 9ha parcel with the zoning is either perfect a single-occupier site or the chance for someone to come through and develop.

“A single occupier has a greater chance of coming through without too many problems.

“Lot 1 is actual still rural zoned, so it’s more a land bank opportunity right now or for someone with rural uses.”

Agent Mike Turley said enormous parcels of “englobo”, or undeveloped, land was now relatively rare in the Wellcamp and Charlton areas.

“It’s rare to see those parcels undeveloped or englobo, so it’s got a much cheaper purchase price, whereas if you’re buying off one of the big three, you’re buying at a premium,” he said.

The expressions of interest campaign closes on June 6.
