Sydney, NSW’s most in demand suburbs this spring for home buyers

These are the Sydney suburbs, homebuyers are desperate to get into this spring and with good reason.

Waterfront, or water adjacent, homes are continuing to attract buyer attention according to recent search data from PropTrack.

Following the lockdown years of buyers seeking lifestyle properties, it comes as no surprise that purchasers are still searching for harbour, beach or riverside residences on realestate.com.au.

The property portal has revealed that NSW neighbourhoods bordered by water are most in demand with Woronora and Burraneer in Sydney’s Sutherland Shire coming in first and second with a whopping 149.6 per cent and 127.8 per cent more interested buyers than the Sydney average during the year to July 31.

Northern Beaches suburbs North Manly and Palm Beach scored 74.7 per cent and 71.1 per cent more buyer interest respectively, however The Oaks in Sydney’s semirural outer south west took out fifth place with a 68.6 per cent ranking therefore proving tree changes remain popular.

David Highland, chief executive of Highland Property, said the Sutherland Shire has seen a significant jump in values and demand, predominantly from locals in the past two years.

“Pre-pandemic we hadn’t really seen many sales exceed $10m in The Shire but we recently sold a house in Burraneer for $20m. There’s definitely been a shift in values and we feel like Burraneer is on its way to being recognised as one of Sydney’s prestige suburbs,” he said, of the highly sought-after suburb which recorded a 12-month median house price of $3.25m over the past financial year.

Often compared to Point Piper in Sydney’s eastern suburbs, Burraneer is also an exclusive peninsula with scarce real estate on offer.

“It’s limited to about 1000 doors and is surrounded by water so it’s really the jewel in the crown locally. And regardless of the GFC, credit crunch, royal commissions or pandemic Burraneer has always been stable in terms of values, we’ve never seen a massive correction.”

Mr Highland added that Woronora, with a 12-month median house price of $1.45m, doesn’t have the peninsular lifestyle of Burraneer.

But has its own attributes, namely easy access to the CBD via nearby Sutherland train station.

“A lot of people want to live around there because of the amenity to the city, if they’re still travelling … Then you’ve got some really good schools which are always a really big factor for families,” he said.

The PropTrack data also clocked which suburbs had lost buyer interest over the same period with units in Heathcote dipping by -7.9 per cent, Kellyville Ridge falling -7.2 per cent and Minto down -4.2 per cent.
