A rare empty site in the heart of a southern Gold Coast suburb is set to be transformed into a new housing and business complex from a surprise developer.

A rare empty site in the heart of Old Burleigh Town is set to be transformed into a new housing and business complex.

Plans have been lodged with the Gold Coast City Council by Australian Good Food Guide Publishing for the three-storey project, which is earmarked for a 1183 sqm site on Tallebudgera Creek Road.

It will include three units, a home office, a cafe and shop.

The site, which sits between the area’s existing shop and office complex and Marin Shiels Park, is currently empty after the previous house was demolished.

A planning report lodged with the council says the project has been designed to fit in with the historic township.

It said the building will have a single commercial tenancy on the site which will be zoned for a cafe or retail shop.

“This may also include a combined gallery shop which also functions as a cafe,” the report reads.

“The proposed development is located on a vacant premises within the West Burleigh historic township precinct of the neighbourhood centre zone (and) the proposed design has been carefully considered to align with the character of other buildings within the township with application of traditional building character design elements including roof form and pitch, facade articulation and detailing, window and features such as verandas, eaves and parapets.

“A footpath awning is proposed fronting the proposed commercial building to activate the street.

“Each dwelling is provided with three separate private recreation areas and access to outdoor communal open space along Tallebudgera Creek Reserve.

“The dwellings are designed to be compatible with the proposed and adjacent commercial development, including home office aspects to interface between commercial development.”
