A historical former residential property on the fringe of the Toowoomba CBD could sell for seven figures, after it was listed for sale through an expressions of interest campaign.

The large site on Clifford Street, opposite the western entrance to Grand Central Shopping Centre, has earned interest from both owner-occupiers and investors since it was offered to the market by Colliers International.

The 325 sqm dwelling neighbours the heritage-listed Harris House and features similar design elements.

Colliers International managing director Dan Dwan said the property was currently tenanted month-to-month, making it perfect for a business looking to branch out from a smaller premises.

“It’s not on the heritage register but it’s a beautiful old property, so it’s expected to attract a fair bit of interest,” he said.

“There are occupiers who love those character properties and it’s in line with other commercial opportunities in Toowoomba.

“From an aesthetics and the character aspect, it can attract a different type of owner.

“Money is still cheap and businesses have been trading well so there’s a strong owner-occupier market out there.”

Mr Dwan said white-collar industries like accountants and professionals would be the likely target market.

According to RP Data, the property last sold in 2016 for $1.3m.

The expressions of interest period with Colliers International ends on June 14 at 10am.
