More than 600ha of farmland in West Gippsland has hit the market, listed for sale for the first time in its history.

For almost eight decades, a West Gippsland family has called a lush dairy farming aggregation their own, but now it’s for sale for the first time in its history.

Jindivick Farm, spanning nearly 603ha across 13 titles, 6km from the Jindivick township, is on the market in a rare offering of scale.

Located at the foothills of the Baw Baw Ranges, the farms offer lush rolling pastures in a renowned dairy and grazing area, milking 800 cows in recent seasons with the capacity to increase productivity.

Offered for sale as a whole, the properties are expected to field offers from $20-$22m, via an expressions of interest campaign.

The property was acquired progressively from 1948, with previous generations of the vendor, a private West Gippsland family, progressively developing the farms through to present day.

Initially in the late 1940s, spot milling operations were established to harvest timber. About 90 per cent of the land was uncleared when the farms were purchased.

Land clearing was undertaken through government incentives, with the rolling hills sown to pasture and dairy farms established.

By the 1960s the majority of the property was cleared and under pasture, going on to sustain very productive dairy farming performance over multiple generations.

In recent years the property has been run as three dairy operations of varied size and layout, supported by a series of Herringbone dairies consisting of 20-24 units, all featuring significant dairy infrastructure, shedding, and hardstands.

Production at Jindivick Farms is also supported by large and secure water resources, with more than 200ML of water storage including 50ML-plus of irrigation licenses and 25ML license for dairy use plus mains water supply.

High average annual rainfall of 1150mm allows large volumes of feed to be produced on farm, including irrigation of summer crops if necessary.

Harcourts Warragul managing director Evan Broadbent and agent Nicole Lancey, in conjunction with First National Neilson Partners managing director Todd McKenna are handling the sale of Jindivick Farm with expressions of interest closing March 26 at noon.

“Excellent and extensive sealed roadways border the farm, in addition to a comprehensive all-weather laneway and tracks that link the entire farm, ensuring year-round access and management of stock,” Mr Broadbent said.

“Three houses are located on the farm. Brick or weatherboard, each residence offers three bedrooms, plus a family bathroom. There are numerous choice spots available to build a new dwelling (STCA) if desired.”

Recently iconic South Gippsland rural holding, Tullaree at Buffalo, also hit the market for the first time in 70 years.
