One of South Gippsland’s most iconic rural holdings has hit the market for the first time in 70 years.

Located 33km south of Leongatha, Tullaree features a historic Victorian-Federation homestead, six contiguous titles, an abundant natural water supply and Tarwin River frontage.

Selling agent Nick Myer said the property enjoyed an excellent reputation for the quality of its stud and commercial cattle, in addition to specialised poultry.

Soil types including black loam and peat river flats moving into rising grey loams are sown to improved pastures of perennial rye-grass, fescue and clover, while native timbers and wildlife corridors along the waterways act as shelter belts.

The property produces an average of 450 breeders a year, plus followers, and up to 8200 geese, pheasants and chickens grown and processed on-site, targeting the high-end restaurant trade.

Both beef and poultry have been produced at the Tullaree property.

“With an EBITDA of approximately $1.1m, this is a reliable, high-yielding asset offering a secure income stream. We believe it will trade in the vicinity of a 9 per cent yield.

“The Australian poultry sector has seen consistent growth in domestic consumer demand over the past few decades. This is reflected in per capita consumption, with chicken significantly outpacing beef, pork, and lamb as the preferred protein choice.

“Somerset Poultry is a truly first-class enterprise, featuring high-quality production infrastructure, strong biosecurity measures, and access to critical supply chain components. Its location, coupled with a secure water supply and consistent production, makes it a standout investment opportunity.”
