Large site on Mort Street Toowoomba sells for $1.8m after service station development approved

Developers are expected to move ahead with a plan to build a major service station and self-storage facility, after snapping up the vacant lot that hosts the development.

A major piece of land outside the Toowoomba, featuring a development approval for a service station, has sold for $1.8m.

A major piece of land near the Toowoomba CBD with an approval for a service station has sold for close to $2m.

Colliers International’s Dan Dwan confirmed Rockville Holdings Pty Ltd bought the 1.6-hectare parcel on the intersection of North and Mort Streets in Rockville for $1.8m.

It comes several months after the developer was approved by the Toowoomba Regional Council for the project, which included a massive servo along with a large self-storage unit complex on the balance of the site.

Planning documents lodged with the council suggest the service station will be operated by major brand Puma.

Mr Dwan said the sale was conditional on the council giving the green light.

“The purchaser is a quite established developer and has picked it up with a purpose in mind,” he said.

“The purchaser was the one who went through the process, which took 12 months.

“They had a precommitment on the site with one of the fuel companies, so they’ll likely move straight into development.”

While northern Toowoomba currently has several fuel stations either approved or constructed, Mr Dwan said demand would increase with the introduction of major infrastructure that was planned.

“With the suggested development that’s going to occur in that precinct, including with the new Toowoomba Hospital (near Baillie Henderson), that will heighten business activity and that’s why these people are acquiring the site,” he said.

The land was previously owned by Joshua and Tamara Brown.
