THE development industry is one of the biggest areas covered and regulated by the Toowoomba Regional Council.
Whether it's a subdivision, new building or even just a renovation, the council's planning and development group assesses every proposal and its adherence to the planning scheme.
Here are the development applications proposed to the TRC this week.
1. 8A COOPER ST, SOUTH TOOWOOMBA
Application: Material change of use (dwelling)
Applicant: Arden Vale Homes
Submitted: 25/8/2020
THE development application relates to a plan to build a four-bedroom, single-storey detached dwelling on the land.
Along with standard features, the proposed house will also feature a rear deck and a gable roofline.
The subject site is currently vacant.
2. 152 JAMES ST, SOUTH TOOWOOMBA
Application: Showroom and shop
Applicant: Motif Properties
Submitted: 26/8/2020
THE applicant plans to turn an under-utilised block of land in South Toowoomba into three tenancies with a total area of 3400 sqm.
The plan also makes provisions for landscaping, a loading bay to service all tenancies, 75 carparking spaces and access from James St and Neil St.
According to the planning report, the applicant plans to retain two Bunya pine trees that indent into the subject site, but remove a separate tree along James St.
The application included an arborists reports, as well as documents on engineering and traffic impacts.
3. 154 BUNKERS HILL SCHOOL RD, WESTBROOK
Application: Driveway crossover
Applicant: Mitchell Kenneth McLennan

IN THIS application, the homeowner is proposing a secondary driveway in the southeast corner of the property.
4. 59 RAMSAY ST, SOUTH TOOWOOMBA
Application: Driveway crossover
Applicant: Mark Sorensen Builder Pty Ltd
Submitted: 26/8/2020
A NEW driveway crossover has been proposed for the property, which appears to be connecting to a garage that is separate from the house.
5. 13 GREY ST, SOUTH TOOWOOMBA
Application: Driveway crossover
Applicant: Kim Padraig Grogan-Clunes
Submitted: 27/8/2020
THE applicant has applied for a new driveway crossover for the residential property.
No documents have been made available as yet.
6. 154-156 HOGG ST, WILSONTON HEIGHTS
Application: Reconfigure one into three lots
Applicant: Favoured Developments Pty Ltd
Submitted: 24/8/2020
THIS proposal is to turn a large residential lot facing onto Hogg St into three smaller lots.
The two new lots at the back of the property would then gain access onto Seppelt St.
The planning report described it as a "better utilisation of the subject land".
7. 327 GLENVALE RD, GLENVALE
Application: Boundary realignment, two into two lots
Applicant: Kym Louise Farrell, Lee Anthony Volk

THE development proposal for is to realign the boundaries of two neighbouring properties, one of which is behind the other lot on Windorah Cl.
No documents are visible so far.
