Toowoomba real estate market heating up as COVID cools off

AFTER a slower period with reduced numbers of homes coming to market due to COVID-19, Toowoomba real estate agents are seeing a high demand for new listings.

AFTER a slower period with reduced numbers of homes coming to market due to COVID-19, House Estate Agents Toowoomba's Leanne Gillam is seeing a high demand for new listings.

Uncertainty over the impact of the pandemic saw homeowners not list their homes for two reasons, Mrs Gillam said.

The first was that people didn't want other people in their home because of the risk of COVID-19.

The second was that staying in their current home gave people a feeling of stability.

But that's changing.

"Seeing how quickly homes are coming to market and selling, people have realised that life has to continue," Mrs Gillam said.

"With having a lack of stock for two months, people are now realising this might be the perfect time to put their house on the market."

Accordingly, this weekend's Real Estate Guide, inside today's edition of The Chronicle, is a bumper edition for those wanting to see what's on offer in Toowoomba.

The Chronicle advertising manager Deb Hanfeld encouraged people to check out the massive 80-page guide, which she said had something for everybody - from first home buyers to investors to those seeking luxury properties.

"There are people in the market listing and there are plenty of buyers," she said.

Mrs Gillam said pre-listing activity had been "extreme" and she and her colleagues at House Estate Agents Toowoomba were doing a lot of appraisals.

"It's certainly a good indicator to know what momentum might be coming," she said.

The Federal Government's $25,000 building and renovating grant had provided a welcome boost in activity as well, Mrs Gillam said.

"Certainly overnight again inquiry has increased. People who were thinking about building have asked - is that land still available? It's triggered some instant decisions for people who were sitting on the fence."
