Affordable homes Tasmania: 100-lot residential subdivision plans for Ravenswood

The statutory authority leading the charge in the state government’s quest to build 10,000 new social and affordable homes by 2032 has made a significant move. What they are planning.

Homes Tasmania has acquired a large block of undeveloped Crown land in Tasmania’s North on which it intends to build 100 social and affordable homes, planning documents show.

The statutory authority’s development application with the City of Launceston relates to a 12.4ha site at 50 Wildor Cr, Ravenswood.

The land would be subdivided into 100 lots, ranging in size from 501 sqm–1863 sqm, for development into social and affordable housing.

The new development would also feature a central 4421 sqm lot given over to public open space, documents filed with council show.

It would be serviced by the creation of a new road, which would have two junctions with Wildor Cr.

According to the documents, the land is predominantly Crown land that was made subject to a Housing Land Supply Order on the orders of Planning Minister Michael Ferguson.

The order allows for the swift rezoning of eligible land that meets strict suitability criteria, in order for Homes Tasmania to lawfully develop the site.

50 Wildor Cr was formerly zoned rural under the local planning scheme.

The planning documents stated the site is “ideal for... infill development”.

“The lots will create further opportunity for a range of dwelling types to be constructed as infill development, while largely retaining the existing streetscape,” they said.

“The site is located within close proximity to social, transport, and other public services such as bus routes, open space [and] local services.”

Mr Ferguson has made seven Housing Land Supply Orders since the start of 2022.

They relate to land at Clarence St, Howrah; Allunga Rd, Chigwell; Merindah St, Howrah; Mooreville Rd, Park Grove; Roslyn Ave, Romaine; Cambridge Road, Warrane.

Homes Tasmania, the state’s “housing and homelessness system manager,” came into existence on December 1 last year as part of the state government’s bid to build 10,000 new social and affordable homes by 2032 at a cost of $1.5bn.

According to chief executive Eleri Morgan-Thomas, the authority had constructed approximately 1400 new dwellings as at the end of FY22–23.

The latest Housing Dashboard figures show there were 4617 applicants on the Housing Register awaiting placement in August, with priority applicants waiting an average of 83.6 weeks to secure housing.
