SA branch of Education Union resubmits plans for Greenhill Rd residential development after first try rejected

It was rejected years ago because it was too tall and would put neighbours into shadow – now the teachers’ union is back with a slightly smaller plan.

Details of the education union’s second attempt at redeveloping its Parkside office have been revealed, with the organisation hoping that reducing the height of the mooted buildings by one level will help get its proposal over the line.

The Australian Education Union SA branch has for the second time lodged a proposal through Plan SA to overhaul its headquarters, at 163A-164 Greenhill Rd and 3 Porter Rd, into an expansive residential and commercial hub.

Its first plan – which included two build-to-rent apartment blocks of nine and 11 storeys and an extension of an existing Local Heritage Place, which would be occupied by the union – was rejected by the State Commissioner Assessment Panel in September 2023.

The panel quashed the project, in part, because it was believed the buildings would unreasonably overshadowing neighbouring houses.

The union’s revised plan, which is currently open for public consultation, features a reduction in the size and scale of the development.

The height of the two apartment buildings has been reduced by one storey each in an effort to minimise the visual impact and overshadowing while a rooftop terrace on one of the towers has also been reduced.

Setbacks to Greenhill Rd and Porter Street have been increased, the number of proposed apartments has been lowered from 232 to 202, and communal open space has been expanded.

The union has been contacted for comment.

The public consultation period will end at midday on February 18.
