IF YOU'RE looking to get into the property market, now is the time to buy, according to real estate guru Tom Panos.

Mr Panos was in Toowoomba yesterday as part of The Chronicle's real estate seminar, held at the Empire Theatre.

The Sydney-based real estate trainer told The Chronicle that here in Toowoomba, it was the vendors who went to market with reasonable expectations and "not expecting to win the lottery" who were selling, while over-priced properties languished on real estate listings.

"At the moment I would say buyers have got good opportunities to find properties at realistic prices, but a lot of real estate agents are saying they wish they had more listings.

"So it's that classic situation where if agents had more reasonably priced stock, they'd sell more stock."

The thrust of Mr Panos' seminar yesterday centred on how the real-estate game has changed in recent years.

"The role of a real estate agent in 2017 is not to sell real estate but to actually be a house price maximiser - and to do that you've got to be able to have a really good understanding of where the buyers are and how to attract buyers - and what marketing works best and why?"
