A block of land popular with patrons of a Sunshine Coast market is up for sale for the first time since the 1970s.

The beachfront land at 2 Lorraine Ave, Marcoola, is a popular place for Marcoola Markets diners to sit and eat their meals on Friday nights as their children use the playground.

Century 21 On Duporth real estate agent Mitch Semple said the owner bought the land for $5000 in the 1974 and it was on the market for offers of more than $1.3m.

It passed in at auction in April.

The real estate agent said the land was mixed zoning in the town centre so there needed to be a commercial element to any build.

“It’s a great opportunity for someone who is willing to put in the work,” he said.

“If you picked it up and put in Noosa, I don’t even know what it would be worth.”

He said developers and mum-and-dad potential buyers had shown interest.

The real estate agent said there were also opportunities to land bank the 248sq m block.

Mr Semple said the man who owned the land on which the Marcoola Markets operated was land banking that block.
