The massive Maleny estate 'Montana Park' has been passed in at auction on an auctioneer's bid of $8.25 million.

About 100 people turned up to the auction which had three bidders actively making a play for the property.

Ray White Buderim's Lew Pottinger said negotiations were now underway with the three bidders while there was also unconditional interest in the property from buyers currently overseas.

He said negotiations on properties of this size often took longer than typical residential homes and he expected a result to be locked-in by the end of the week.

Montana Park, a 42-hectare homestead at 236 Mountain View Rd, Maleny, is one of the region's finest homesteads and it's going under the hammer in a matter of hours.

The property has 12 bedrooms, 11 bathrooms and 10 car spaces and two Olympic dressage arenas.

A home theatre and resort-style pool are also jewels on the crown of the drought-proof property with its own stable complex and instructor's suite.

At 2pm the home will go under the hammer, the auction sure to attract a crowd of cashed-up potential buyers.

Ray White Buderim's Lew Pottinger said there'd been "very good interest" in the property throughout the marketing campaign with international interest piqued.

"Primarily it is a horse stud, that's what it's designed for," Mr Pottinger said.

"It is certainly the best I've seen on the Sunshine Coast and we do have international interest in it."

Mr Pottinger said there was about 10 people qualified who'd shown interest in the property ahead of this afternoon's on-site auction.

"I hope the weather's kind to us and the crowd's well-behaved," Mr Pottinger said this morning as he prepared for the auction.
