SIPPY Downs residents will be spoilt for choice following the approval of another supermarket at the Sippy Downs Town Centre.

Sunshine Coast Council has approved a shopping centre incorporating a Coles supermarket at 107 Sippy Downs Dr.

Division 6 councillor Christian Dickson said the complex would comprise retail and commercial uses, an educational establishment, conference centre, hotel, community meeting hall and 152 residential units.

"This development is an absolute boon for the economic viability, social diversity and environmental sustainability of the area and I hope to see construction get under way as soon as the right operational works approvals are in place," he said.

Sippy Downs District Community Association president Prue Lovell said residents had been waiting for years for the Sippy Downs Town Centre and welcomed Coles' arrival.

"I think everybody will be very pleased to see the first part of the town centre getting off the ground. We've been waiting a long time," Ms Lovell said.

"With the first stage starting, it's really positive and people will welcome having Coles in the area."

The new Coles development will create more choice for residents, who have an existing Woolworths supermarket in the Chancellor Park shopping centre, and a second Woolworths supermarket going into the Sippy Downs Town Centre.

In 2012 the State Government approved a Woolworths proposal for Sippy Downs Dr, next to the Montessori International College.

The development included a supermarket, shops, restaurants, discount department store, medical centre and offices.

"Woolies has been given their approvals, they're sitting on their hands. We've heard not a word in over a year," Cr Dickson said.

"They've been extremely quiet."

Ms Lovell did not think having three supermarkets so close by was overkill.

She said there was a lot of development in Sippy Downs, including a 24-hour GP super clinic opening early next year, the growing University of the Sunshine Coast, and further development on the other side of the Sunshine Mwy.

"It will be needed," she said.

"We're very pleased it is going ahead.

"Residents will welcome having a choice."
