ELEVATION and aspect cannot be under-estimated when it comes to residential design.

That is proving to be the case at Pacific Rise, a luxury residential development launched to the market at Coolum Beach on Saturday.

Designed for living as well as to take advantage of the north-easterly ocean views and breezes, Pacific Rise comprises 10 apartments fronting both Coolum Tce and Pacific Tce.

The brief for Cottee Parker Architects was to incorporate seamless indoor/outdoor living while maintaining quality you would expect in a luxury city apartment.

Pacific Rise is the concept of LuaDan Developments managing director Brian McGuckin.

The aspect and elevation provides magnificent views of the Pacific Ocean together with white water and sandy beach vistas north to Noosa from a number of the apartments.

Being one block back from David Low Way means you escape the traffic noise and can enjoy the peace and tranquillity from your generous balcony.

"There was a great response to Saturday's launch," Mr McGuckin said.

"In the three hours we had a steady stream of people - mainly couples and the majority were locals.

"They were downsizing or improving their investment portfolio by looking at it as an upgrade.

"We expected 50-50 of owner-occupiers and investors but today the feeling was more people wanting to live here.

"It suits the type of development it is, that they want to take a sense of pride."

Marketing agent Andy Lake at PRDnationwide Coolum Beach said people were happy with the design and the lay-out of the apartments, as well as the access from Coolum Tce.

"We have had interest from interstate and overseas as well as people stopping by the PRD office opposite the beach and picking up information packs."

Mr McGuckin, who has 25 years' experience in property, expresses great pride in the outcome of the design noting that "many months of careful planning has culminated in the release of a design that provides great functionality coupled with the highest standard of design, future-proofing value for purchasers".

There are five three-bedroom and five two-bedroom apartments, all with two bathrooms, but the bigger units will also have a powder room.

Two-car garaging will be incorporated into the three-bedroom apartments and single garage for the two-bedroom apartments.

They will be arranged in two blocks, one of four apartments fronting Coolum Tce and the rear block of six fronting Pacific Tce.

Coolum has become home to Mr McGuckin after working overseas and as general manager for Leighton in Brisbane.

"It has been a great opportunity to use that experience," he said.

"The appeal is the big balconies ... the apartments have been designed for living and are very spacious in terms of area provided.

"The three-bedroom apartments offer 130sqm plus 30sqm balcony and garaging."

Pricing is from $575,000 to $850,000 for two-bedroom apartments and $650,000 to $950,000 for the three bedroom size.
