More than 170 residents could find new homes in a growing Sunshine Coast suburb if council approves a subdivision to create 60 residential lots.
Innovative Planning Solutions lodged a development application on behalf of LCA Palmview Pty Ltd to create 63 residential lots, one management lot, one parking and one balance lot at a site along Peter Crosby Way in Palmview.
The lot is currently vacant land, with about 2.1ha to be subdivided into residential properties ranging between 202.5sq m and 247.5sq m.
The site is located in a medium-density residential zone within the Flame Tree Rise Estate.
Application documents state subdivision would calculate to 30.9 dwellings per hectare.
The proposed lots will be in close proximity to the future Regional Recreational Park, which will provide recreational, leisure and open space for potential residents upon construction.
Common infrastructure such as driveways, pathways, landscaping, car parking and stormwater networks have been included in the plans, documents stated.
If approved, the development will also provide 45 on-street parking spaces.
The varied lot sizes will provide for a mix of housing varieties to be developed in the future, documents state.
