YEAR on year, water remains the key feature for luxury living on the Sunshine Coast.
From the natural beauty of Noosa down to the canals around Mooloolaba and Caloundra, luxury homes are found scattered throughout.
Local real estate agents say water frontage, or close proximity to the beach, leads families to hold on to property for generations, passing it on only on rare occasions.
Property experts say Noosa Sound, Noosa Heads, Sunrise and Sunshine Beach will always be in high demand, along with properties on the hills of Buderim and the historic "Golden Triangle" of Alexandra Headland, Mooloolaba and Maroochydore.
Ray White Mooloolaba principal James Goldworthy said luxury homes were sprinkled right across the region but that Mooloolah and Minyama Islands were true high-roller country.
Mr Goldsworthy said waterfront or beach proximity were key points that made the suburbs so appealing.
"We have always seen beachside suburbs being popular," he said. "In the canals around Minyama and Mooloolaba especially, the residents love the entertainment precincts. They can go for walks or exercise down there, or go out for dinner or drinks and walk home. There's a really nice community village to it, too."
Mr Goldsworthy said Buderim had plenty of "top-end" homes scattered through its hills and that homes in Brightwater were "low maintenance", "lifestyle" properties. "Sunrise and Sunshine Beach are extremely popular obviously, but we are starting to see what come down the Coast. There are amazing homes in Yaroomba or Coolum," he said.
Richardson and Wrench Coolum agent Dianne Swain has just put a Yaroomba home on the market, which, like most multi-million-dollar homes, is close to water.
Ms Swaine said 19 Warragah Parade came with international flair and beauty she had rarely seen in her 35 years of Coast property.
"Beachside locations have always been long-term good investments, " she said.
"They're tightly-held. You still see cottages not being given up, and being passed down in families.
"There are lots in Mooloolaba, Alexandra Headland and obviously Noosa. But you see plenty along the ridges of Coolum. People always want that relaxed lifestyle, premium property."
