IT'S 35-hectares of straight-up luxury only 15km from Noosa's Main Beach and it could be yours.
The home of global songwriting sensation Mike Chapman, a Coast local who went on to pen a number of hit songs including My Sharona for The Knack and Simply the Best for Tina Turner is on the market.
Established Noosa estate agent Tom Offermann is marketing the property which is going to tender and last sold for $8 million back in 2007.
Developed by former tennis world number one Thomas Muster, 'Cintamani' estate on Sunrise Rd at Tinbeerwah boasts a helipad, Wimbledon-standard tennis court, cinema, commercial bar, fully equipped gym, infinity edge lap pool and a gourmet chef's kitchen.
Other features include a cold room, aerobics studio, billiard room, four garages, a private lake and five bedrooms all with ensuites.
Views from the massive property go north to Double Island Point and throughout the mountain scenery in what Tom Offermann Real Estate has dubbed the "very best property in the Noosa Hinterland".
Mr Chapman, an Order of Australia Medal holder is selling up as he has been unable to visit for a number of years.
Cintamani sold for $7.6 million to Steve and Sue Walker who then sold it to Chapman in 2007.
Marketing agent Tom Offermann said it was a property that people instantly thought of when they thought of prestigious hinterland homes.
"It's quite special," he said.
He said Mr Chapman had simply been unable to retire, his passion for songwriting too great to enable him the time off to come and retire to the estate, hence he'd opted to sell up.
A nationwide marketing campaign for the property will culminate in the closing of tenders on November 30, Mr Offermann confident plenty of offers would be put forward.
He said the previous ownership of the property gave it added prominence and would be a drawcard for potential future owners.
"We're pretty excited at the outset of the campaign," he said.
It's yet another high-value, celebrity listing for Mr Offermann's firm, who in late-August secured the listing of Aussie tennis icon Pat Rafter's stunning Sunshine Beach home, seeking offers over $18 million for the seven-bedroom, five-bathroom, John Burgess-designed home.
It's a tough call trying to pick a favourite, both are unique and both absolutely superb properties.
