Data reveals Sunshine Coast, Noosa’s most expensive and cheapest streets

New data exposes a jaw-dropping $10 million chasm between the Sunshine Coast's priciest street and its most affordable housing options.

The Sunshine Coast and Noosa region’s most expensive and cheapest streets have been revealed, disclosing where millionaires flock and where first-time buyers can enter the market.

New data compiled by Ray White has reported street and suburb median house sale prices on the Sunshine Coast between November, 2022 and 2025, revealing where the heftiest price tags are fixed.

Streets which received less than five sales in this period were not included.

Data shows Seaview Terrace in Sunshine Beach has a median price of $10.5m, taking the top spot as the region’s most expensive street.

This is followed by Dolphin Cr, Noosaville and Key Ct, Noosa Heads at $6.8m and $6.55m respectively.

Between Seaview Terrace as the most expensive and Dolphin Cr in runner-up lies a price difference of $3.7m.

Sunshine Beach also has the highest median sale price of suburbs in the top 10 at $2.575m.

Ray White data analyst Atom Go Tian said the most expensive streets were dominated by Noosa’s coastal suburbs – Sunshine Beach, Noosaville and Noosa Heads – with only Buddina and Minyama taking fourth and seventh place as Kawana Waters’ premium waterfront market.

In opposition, the cheapest streets lie closer the “inland regional centre” of Nambour and Caloundra West’s developing areas.

“We’re seeing the premium (market) isn’t just coastal versus inland; it’s also about established prestige markets versus developing suburbs,” Mr Go Tian said.

Data reveals Shearer St, Nambour is the cheapest street on the Sunshine Coast with a median sale price of $535,000.

Three Nambour streets are placed within the top cheapest streets, and Nirimba appeared four times.

The growing suburb of Nirimba has a median price of $779,900 while Nambour falls just below at $750,000, data shows.
