New wave of buyers moving into family-friendly residential estate

THERE's a new wave of buyers moving into Pelican Waters with two significant sales recorded in recent weeks.

Grant Goodrum and Matt Tucker of Century 21 Lifestyle have reported record sales at Abbey Ct and Francis Ct, to Sunshine Coast and Sydney buyers.

"It highlights the confidence being shown in Pelican Waters,'' Mr Goodrum said.

"It offers great value when you compare it to other waterfront areas.

"The buyers looked throughout the Coast and couldn't find the same quality home for the same money, particularly so handy to a capital city and airports.''

The five-bedroom, three-bathroom house with pool at 31 Abbey Ct sold for a street record of $1.340m, Mr Goodrum said.

Meanwhile the five-bedroom, three-bathroom Mitchell Walsh house at 11 Frances Ct sold for $1.390m - the highest price in more than a decade on the lake.

Mr Goodrum said Pelican Waters was coming into its own with the development of the town centre and marina.

"People are seeing what the finished product will be like. It is all mapped out as a destination.

"We are seeing a real change in the age demographic happening.

"There are a lot more younger families and professionals moving in.

"Within a 5km radius there are five private schools.

"It is becoming a family suburb.''

The Abbey Ct house is very Hamptons style, Mr Goodrum said, with beautiful big pool, north facing on the deep water part of the canal.

"It's on a corner block with 56m water frontage.

"The Sunshine Coast buyers fell in love with the style of the home. They liked the layout of and size of the yard given it was a 918sq m block.''

The Francis Ct property was snapped up by a Sydney buyer within days of it hitting the market.

Offering 600sq m under roof, Mr Goodrum described it as "a stunning home - a jewel in Mitchell Walsh's crown at Pelican, one of the nicest he has built.''

"The buyer had looked at the better part of a dozen homes within a few days,'' Mr Goodrum said.

"They walked into this and decided on the spot as they were getting a superior product and money back for what they could sell their Sydney property for.''
